How much does it cost to run...
Depends hugely on usage - ie of 12 people occupy it for a month then the consumption of gas goes up accordingly and given this is more or less the only running cost ( see SOLAR below), that's what makes the difference. Local taxes are negligible, around €200 pa, electricity free from the sun.
What's the solar set up?
We have a solar water heater system for the pool - German made and installed last year. We have a separate 3.5kw solar power inverter for the house - this powers most things comfortably, but on full occupation, the battery system can run low over time and need a generator top up. I'd also recommend putting in solar water heaters to feed the hot water system- just never got round to doing it!
How much does it get let?
The longest season you'll get there is around early April to end October. Xmas and New Year lets are always requested too, but the pool would be unusable then. with the open fires and full GCH it is gorgeous in the winter though, just for different kind of break. very little marketing is needed for Ranchito, as the pictures totally sell it, and it is as good if not better when you get there - so plenty of return trade. It can command £1500 a week in high season (July - August) for a full 10-12 people, and then we would offer discounts for smaller groups and low season travellers. It also works well for naturists to rent out of season due to the privacy of the property.
Can it be a 'hands off' investment?
Yep. Robin, (and he really is boy wonder!) is a fantastic caretaker, handyman, meet-n-greeter and all round good egg. He lives around 800m away - the only house that almost overlooks Ranchito - and will run the entire thing for you or do as little as you like, depending on your arrangements with him.
Can we add to what's there?
Subject to quite relaxed PP rules, we had plans drawn up for a full wrap round balcony, including a new sunset jakuzzi deck area. This would have created a huge two story outdoor living space, accessed from every bedroom and living area and made Ranchito the most impressive and luxurious hideaway in this part of Spain. I have drawings if anyone wants to see, including some excellent artists impressions. Sounds expensive, but you could do everything required there for around €30,000 and double the value of the house in a year.
Why are you selling?
We used to live nearby and it was going to be our pet project, to extend, as per above. Business now has taken us to the other side of the world and we cannot put the time into it to make it happen as we'd like. On top of this, we wouldn't even be able to use it as we're barely in UK let alone Spain.
We're keen at this price to do a straight deal - but we've been in property for enough years to know that it's not always so straightforward! If you need some finance on this, we may be able to come to an agreement - feel free to ask, business is business and nothing is offensive...we may say yes, we may just say no though! As a guide, we wouldn't be interested in financing over 50% of the purchase price, but also we could fix or keep low interest rates for the balance.Property swaps are often very hard to actually transact, but if you have something that is of interest to us as full or part payment (now would have to be either UK or Caribbean), again let us know.
